A 4 point inspection looks at the 4 major systems (Roof, Electrical, Plumbing, HVAC) in your home. An insurance company wants to know that the major systems are in good working condition.
Before scheduling your insurance inspection:
Inspecting your home for water damage is important because it could be a sign of larger issues. If you notice water stains on ceilings, floors, walls, or appliances, seek a professional to learn what type of leak you are dealing with and how best to fix it.
Another area to check for exposed wiring or visible electrical splices. These are fire hazards. If found during an inspection, repairs will be required.
If hidden issues are suspected with your plumbing system, consider having a professional come out to inspect your house. You don’t want to wait too long to address potential problems like a burst pipe or a broken toilet flange.
Also check the roof regularly for signs of wear and tear. Look for loose shingles, missing tiles, cracked flashings, and cracks in the asphalt. These are all warning signs that something might go wrong.
A 4-point inspection is usually needed by insurance companies before they will provide coverage on houses older than 25 to 30 years old. If you are not sure if your house will need an inspection, ask your insurance agent. They will be able to tell you if your insurance company requires one or not.
